Commissioning Terms

Whole Building

Whole building commissioning verifies and documents that all building systems are installed according to the design intent, perform as required, and can be operated and maintained effectively. These systems include HVAC, electrical, plumbing, fire protection, security, communications and building envelope.

Retro-Commissioning

Retro-commissioning investigates the systems of existing facilities to optimize function while reducing energy use and operational costs.

Facility Oversight

Full or part-time oversight commissioning provides on-site monitoring of facility operations and maintenance.

LEED Fundamental

A LEED prerequisite, fundamental commissioning verifies and documents the installation of building systems during construction and the performance of systems before turnover.

LEED Enhanced

A step beyond LEED fundamental, enhanced commissioning earns additional points for design phase commissioning, reviewing building operations 10 months after completion, and production of a systems manual for ongoing operations and maintenance.

LEED Existing: O&M

An entry point into the LEED certification process for existing buildings not undergoing major renovations, this service documents actual building operating and energy performance, providing testing and calculations required for certification.
