WCx was hired by BrightFields, Inc. to provide technical retro-commissioning services for their office building in an industrial section of Wilmington, DE. The first phase of the project, which involved an above-ceiling inspection, including the HVAC air delivery system, as-found airflow readings and providing new as-built drawings of the air distribution system, has been completed.
The purpose of the retro-commissioning services was to evaluate, test, adjust and correct the targeted building systems to meet the owner’s current facility requirements (CFR), optimize operation and energy efficiency, and improve comfort and environmental quality. This process involved site investigation, analysis and corrective action for the targeted systems.
WCx’s phase 1 discovery work yielded various findings which were detailed in a summary report along with a three-option corrective action plan of suggested improvements to be implemented, in order of priority and cost. Phase 2 work will involve both commissioning of some of the implemented improvements as well as retro-commissioning of additional targeted systems at the facility.

WCx was hired by Commercial Realty Group to test and certify the building atrium smoke evacuation system at CRG’s InterPark Office Building, to satisfy the criteria of the local fire marshal as well as NFPA requirements.
To perform this work, WCx designed the testing plan required, performed testing and re-testing of the atrium smoke evacuation system, and provided a certified report documenting the results. As part of the final report, WCx developed and provided an atrium smoke evacuation standard operating procedure for the building moving forward, monthly and quarterly maintenance protocols, and a detailed plan to carry out the required annual tests of the system.

After outgrowing their previous leased space, Community Legal Services (CLS), a nonprofit law firm that provides free legal services to low-income Philadelphians, engaged a team to design a new three story, LEED gold certified building to better serve its clients and staff. The resulting building provides ample space, privacy and security for clients while allowing the non-profit to establish a permanent presence in the community that it serves.
WCx provided both LEED fundamental and enhanced commissioning under LEED 2009 for New Construction. Systems commissioned include split-system air handling units and a Dedicated Outside Air System (DOAS) with energy recovery, VAV terminal units, lighting controls, domestic hot water and life safety systems. WCx also performed HVAC Test and Balance verification.

The CrossPoint at Valley Forge project involved the comprehensive redevelopment and expansion of an office complex formerly known as the Valley Forge Office Center. Partnering with multiple stakeholders, the project team transformed two out of date office buildings into one contiguous, fully modernized corporate center by connecting them with a dramatic all glass atrium lobby. The new building was also re-skinned with a glass and precast concrete façade and upgraded with new HVAC systems, new elevators and all new common area finishes. The expansive amenities center includes a full service cafe, off hours coffee bar, conference center, fully equipped fitness center and common area seating. Covered executive parking adds convenience and a beautifully landscaped courtyard creates a park-like setting.
CrossPoint is anchored by lead tenant Teleflex Inc., a publicly traded global medical device company. Teleflex’s new 85,000 SF Global Headquarters was constructed to consolidate operations for 160 regional employees and take advantage of the facility’s optimal location, visibility and first rate amenities. The project team is pursuing LEED Gold certification.
Systems commissioned by WCx for the Core & Shell building include the building automation system (BAS), a series of packaged rooftop air handling units, fan-powered and cooling only VAV terminal units, electric heaters, exhaust fans and air distribution ductwork, including verification of the duct air leakage testing onsite (DALT). WCx also verified the air testing and balancing, lighting controls system and domestic hot water system for the Core & Shell.

Just to the south of Newark’s Liberty International Airport and adjacent to the New Jersey Turnpike, the new FedEx maintenance and distribution facility at Portview Commerce Center significantly expanded and updated the company’s regional hub capabilities. The 156,000 square foot LEED certified facility gained key points for its extensive recycling and reuse of an existing industrial building.
WCx provided commissioning services under LEED NC version 2.2. Among the systems commissioned were HVAC with Carrier VVT, a building automation, lighting controls including warehouse hi-bay occupancy sensors, and plumbing and domestic hot water. Additionally, test and balance verification of HVAC systems was performed and owner training seminars for facilities personnel were conducted.

In 2011, to achieve its goals for strategic growth, Coca-Cola Refreshments consolidated multiple facilities into a new 226,000 square foot distribution center. With proximity to major interstate highways and access to the seaports, the facility reinforces the increasing industrial activity in the regional market.
As a LEED Silver certified building, the new facility also aligns with the company’s corporate values of sustainability. Insulated precast wall panels improve the thermal performance of the building envelope and required less time and energy for construction.
WCx provided commissioning services under LEED 2009 for New Construction. Systems commissioned included HVAC, building automation, lighting controls, plumbing and domestic hot water systems, fire sprinkler and a rooftop photovoltaic array.

This one-story distribution center, located in Carteret, New Jersey, will function as a corporate warehouse. The facility features offices and warehouse/distribution space. Other support areas are also provided.

The 2,400 SF office and showroom in downtown San Diego is located on historic Market Street in the Olde Cracker Factory building, dating back to 1913. It is one of several Humanscale projects that have been commissioned by WCx; in 2009 and 2010 we commissioned their offices in Philadelphia, and Atlanta.
WCx was hired to provide LEED fundamental commissioning services per LEED 2009 for Commercial Interiors. Systems commissioned include HVAC systems, lighting controls, a Lutron daylight harvesting system and the domestic hot water heating system. Test and balance repeatability verification was also performed.

Comcast Center, the 58-story headquarters of the Fortune 100 multimedia giant, is the tallest skyscraper in Philadelphia and one of the world’s tallest LEED Gold certified buildings. Opened in 2008, it is now an iconic part of the city’s skyline and contains some of its most desirable Class A office space.
WCx was hired to provide facility oversight services by examining maintenance logs and building systems operations with the facility engineer and other key Comcast Center staff. These oversight responsibilities also include regular visits to review the performance and service of the equipment, after which we report our findings and recommend service modifications. The project scope also includes log sheets and field reports to verify ongoing commissioning activities.

Constructed in the late 1970s and saddled with single-pane glazing, low floor-to-floor heights and inefficient HVAC systems, by the start of the 21st century the spec office building was no longer competitive in the King of Prussia leasing market. In 2005, Liberty Property Trust initiated renovations that encompassed a new entrance lobby and atrium, installation of a high performance building envelope, alteration of the ground floor façade on three exposures to create additional rentable floor space, and new restrooms and elevator lobbies. Mechanical and electrical systems were replaced with high efficiency equipment, variable air volume controls and occupant-controlled lighting, all of which were commissioned by WCx.
In 2009, the building was recognized as a Green Building of America award-winning project and in 2010 received LEED Gold certification from the U.S. Green Building Council.

The project involved the complete exterior and interior renovation of an existing, two-story, 55,000 square foot office building that had already been partially pre-leased to FM Global. FM Global has signed a lease to occupy 22,000 square feet of the second floor upon completion of the renovations.
Renovations included new mechanical systems, new electrical systems, bathrooms, new core and lobby areas, all new glazing, and all new site lighting along with new landscaping for the entire site. The building was designed to achieve LEED Gold certification upon completion, and it has achieved that goal.
Systems commissioned by WCx include the Core & Shell HVAC system controls, the electrical sub-metering system and its interface with the controls, packaged variable air volume rooftop units with electric heat and variable speed return fans, VAV terminal units, electric duct heaters, cabinet unit heaters, and exhaust fans. WCx also performed air test and balance verification. Electrical systems commissioned for the Core & Shell facility included the emergency power system and the lighting control system. Core & Shell plumbing systems commissioned included the electric storage domestic water heaters and pumping, and the domestic water booster pumping. Life safety systems commissioned included the fire sprinkler and fire alarm systems for the Core & Shell.

This project involved construction of a new, $93 Million, build-to-suit warehouse facility in Shippensburg, PA, along the Interstate 81 corridor in Southampton Township. The project site encompassed 183 acres. The structure, conventional steel with tilt-up concrete, was built in six distinct pods during the course of construction.
The combination of easy access to major regional highways, the presence of an advanced rail network and the proximity of the I-81 corridor to major East Coast metropolitan areas made the site attractive to Procter & Gamble. Once fully operational, the center will bring employment of four to six Procter & Gamble managers and about 950 contracted workers to the area.
The project team incorporated principles of sustainable design and construction into the project, and has targeted LEED 2009 for New Construction certification at the Silver level.
WCx commissioned the following systems as part of the project: gas-fired rooftop heating and ventilating units and their controls, rooftop exhaust fans and controls, over 200 motorized louvers, integration of fire alarm shunt trip controls, test and balance verification, parallel electric gear, transfer switching, verification of electrical coordination study and trip settings, lighting control system and domestic water system, including all thermostatic mixing valves.

The first official facility of its kind in the United States, the Philadelphia Naval Shipyard was once a leading industrial site. However, after its peak usage during World War II, the shipyard experienced a steady decline and was eventually decommissioned in 1995. Since then, it has been rechristened simply the “Navy Yard” and largely through the efforts of the Philadelphia Industrial Development Corporation (PIDC) has become a vibrant, mixed-use industrial and commercial hub supporting a blend of corporate, institutional and government tenants.
WCx provided retro-commissioning services to evaluate and test the HVAC systems in ten buildings at the site. The primary goals of this effort were to improve occupant comfort, environmental quality and energy efficiency.
Project tasks involved the re-enabling of existing system capabilities, verification of equipment performance including controls optimization, testing, and adjusting and balancing of air and water systems. As part of the retro-commissioning process, the calibration of temperature, humidity, flow and static pressure sensors and the re-implementation of operating, setback temperatures and occupancy schedules based on building usage were performed.

Constructed in 1928, this building first served as the Oxford School and then became a community center in 1971. Forty-one years later, major interior renovations, structural repairs and improvements for ADA compliance transformed it into a modern and flexible facility. Among its new sustainable design features are geothermal HVAC systems, energy efficient MEP systems, increased natural daylighting and environment-friendly building materials.
WCx provided retro-commissioning in support of the client’s goal of LEED:EB O&M certification. Commissioned systems included a dedicated outside air system, a Daikin VRF system, geothermal HVAC with water-to-water condensing units and variable speed pumping, lighting controls, plumbing and domestic hot water. Other services provided were energy audits and ventilation testing, HVAC test and balance verification, and training of facilities staff in preventative maintenance planning and implementation.

Known as Prologis Pulaski Distribution Center, this facility at the former Superfund clean-up site has leases with two customers. International retailing group Ahold occupies 345,000 square feet, and Imperial Bag & Paper Company, a wholesale packaging distributor, occupies 395,000 square feet at the complex. There is an additional 140,000-square-foot space that is also part of the development. The remainder of the park was converted to green space. Prologis Pulaski Distribution Center is strategically located near the Pulaski Skyway, four miles from the Port of New York/New Jersey and about three miles from both New York City and the New Jersey Turnpike.
Extensive environmental clean up work was completed at the site prior to construction under the supervision of state and federal regulatory agencies. Since acquiring the site in 2008, Prologis worked in partnership with the U.S. Environmental Protection Agency and the New Jersey Department of Environmental Protection to implement a development plan that returned the site to productive use and resulted in permanent capping and closure of the landfill. The project embraced and incorporated principles of sustainable design and construction, and has a goal of LEED 2009 for Core & Shell certification per the requirements of the USGBC.
The MEP systems were design-build. Core & Shell systems commissioned by WCx included all HVAC systems, equipment and controls, air test and balance verification, lighting controls and domestic hot water heating systems. WCx was also hired by the project team to commission the lighting controls for the Imperial Bag & Paper tenant fitout project.

In 2009, as part of a green initiative and under LEED for Commercial Interiors version 2.0, PSE&G renovated an existing three-story, 41,400 square foot administration building that is attached to a retired power generating station built in the 1950s. WCx provided commissioning and sustainability consulting services on the project, which encompassed replacement of mechanical and building automation systems, upgrade of electrical and plumbing systems, and a new fire alarm system.
Mechanical systems commissioned include variable air volume packaged rooftop units with gas heat serving multiple floors of VAV terminal units with hot water reheat coils, rooftop energy recovery units, indoor heating and ventilating air handling units, a series of ductless split system A/C units with variable refrigerant flow control, and hot water unit heaters for supplemental perimeter heating. Electrical and plumbing systems were also addressed.

When PSEG SMD outgrew its existing office, the company set its sights on a new space that would be consistent with its commitment to a greener future.
PSEG realized its vision with a new facility that was ready for occupancy in less than 90 days. Working in lock step with representatives of PSEG, ModSpace built the new office from four modules that can be easily relocated and reused, which will reduce future building costs and construction waste.
Exterior and interior aesthetics were designed and built to match the look and feel of PSEG’s neighboring building just 20 feet away.
The building incorporates systems that reduce water consumption and enhance energy performance. Indoor Air Quality was a signifi cant part of pursuing LEED certification. The IAQ management plan involved the use of low emitting materials, and controllability of lighting and thermal comfort systems. Careful construction waste management, the use of recycled content and recyclability were also keys to keeping the project sustainable.
Systems commissioned include a packaged DX heat pump unit with Thermafusers, lighting controls and domestic hot water systems. HVAC Test and Balance verification was also performed by WCx.

The project involved tenant fitout of approximately 30,000 square feet of existing warehouse space for laboratory and office spaces for a USDA Plant Inspection Station. The Plant Inspection Station facility is the front line of defense against pests and diseases from imported plants, while facilitating export of plant propagative materials through the phytosanitary certification system. The building is staffed by botanists, pathologists, entomologists, plant health safeguarding specialists and support personnel tasked with evaluating shipments passing through the Newark/Elizabeth area.
Systems commissioned by WCx include the building automation system (BAS), HVAC systems including variable volume air handling systems with terminal units and hot water reheat, verification of the testing and balancing, lighting control system, domestic hot water system and fire protection systems.
