Hershey’s Mill Adult Community
Hershey’s Mill is a 55+ active adult residential gated community of almost 800 acres of natural beauty and award-winning landscaping in Chester County.

In response to the need for updated activity space, Hershey’s Mill embarked on a major renovation of its community center. The scope of work involved site and mechanical upgrades, including a complete HVAC system replacement. The 8,000 square foot renovated center boasts a great room with stone fireplace, a library, leisure activity rooms and meeting spaces.

WCx provided technical commissioning services for the new HVAC and HVAC controls systems, including verification of the HVAC test, adjust and balance procedures. Systems commissioned included energy recovery, air handlers and a Mitsubishi variable refrigerant flow system.

Landis Homes Retirement Community

Established in 1964, Landis Homes is a not-for-profit retirement community consisting of cottages, apartments, suites, assisted living and healthcare accommodations on a 114-acre campus surrounded by Lancaster County farmland.

In 2009, as part of a master plan addressing community growth, Landis Homes began construction of 25 hybrid housing units, combining features of cottages and apartments, and 42 cottages on its South Campus, totaling 112,000 square feet. Geothermal heating and cooling, high-performance windows, increased insulation and ultra-low flow fixtures are among the project’s energy-efficient design components.

WCx provided LEED fundamental and enhanced commissioning services under LEED NC version 2.2. Commissioning encompassed a web-based, digital HVAC controls system based on the Niagara AX platform, HVAC systems with ground-coupled heat pump units, lighting controls, domestic water and rainwater harvesting systems.

WCx was hired by the owner to retro-commission various systems within a twin-tower high rise residential complex in Jersey City, NJ. As the facility and some of its systems that were below grade were compromised by Hurricane Sandy, WCx was engaged to provide our retro-commissioning platform of identifying and correcting system deficiencies, optimizing how the systems operate and function together, and developing and implementing recommendations to improve the ability of the building to withstand future catastrophic weather events. WCx is also assisting facility management to develop and establish standard operating procedures.

Some of the target systems retro-commissioned by WCx are the following:

  • Make-up air handling systems, air distribution and building pressurization
  • Stairwell/standpipe space tempering
  • PTAC units
  • Central hot water boiler systems and controls
  • Recirc. pumps and hot water return
  • Water booster systems and controls
  • Below-grade ejector pump systems and controls
  • Water softener feasibility
  • Elevator and vertical transport system performance
  • Garage water drainage
  • Incoming electrical service voltage levels and settings

Presbyterian SeniorCare
Completed in 2010, Longwood at Oakmont is a new $40 million, 263,000 square foot assisted living development consisting of 94 residential units, clubhouse and underground parking on a 52-acre campus. The 1,750 square foot apartments are roughly twice the size of the units in similar projects. A corridor links the building to a dining hall for 100 people.

Commissioning was requested by the client in order to provide documented confirmation that the building systems perform in compliance with the design intent and requirements of the owner, residents and LEED-NC 2.2. Mechanical, electrical and life safety systems were addressed.
